What is MLS and how does it work in Nanaimo?
MLS stands for Multiple Listing Service. In Nanaimo and across Vancouver Island, the MLS is operated by VIREB (Vancouver Island Real Estate Board). When a realtor lists a property for sale, it gets entered into the VIREB database and becomes visible to every participating agent and their clients. This is the same system realtors use internally — our site pulls directly from it. Every active listing, price change, and status update flows through MLS. It's the single most complete source of property data in Nanaimo.

The vast majority are. MLS is the standard — probably 95% of residential sales in Nanaimo go through VIREB's system. Can I see sold properties and past MLS data?
Yes — and you should. Sold data tells you what homes actually traded for, not what sellers were hoping to get. Our site includes recent sold listings so you can see final sale prices, days on market, and how the sale price compared to the asking price. This is how you figure out whether a listing is priced fairly. If you want deeper historical data — sold prices going back years in a specific neighbourhood — I can pull that from the full MLS database. Just ask.
What information is included in a Nanaimo MLS listing?
A standard MLS listing includes the address, asking price, property type, square footage, bedrooms and bathrooms, lot size, year built, taxes, and a property description written by the listing agent. Most include 15–30 photos and sometimes a virtual tour. What MLS doesn't always capture well is context: the slope of the lot, the noise from a nearby road, the quality of the strata management, or whether the neighbourhood is trending up or down. That's where working with a local agent adds value — I can fill in the gaps that a listing sheet can't.
